San Jose has nation's lowest housing vacancy rate: When I first moved here there was 100% occupancy, we fought for our first apartment because my then fiance waited at the door of the rental office until it opened and even then we competed to get our tiny 2 beroom apartment for 1900 a month. Buying a home after a short sale....it happens everyday!
Several years ago when we first started to see the new normal shift to short sales, I represented several sellers as they short sold their homes. Now today, two and three years (sometimes longer) I am seeing these sellers return to the market place to become homeowners again....the key...a solid loan pre-approval with a lender experienced in navigating lending after a short sale. Stay tuned as the new normal shifts again and we see people reclaiming the dream of home ownership....I love my job!

Foreclosure hotspots for the nation...overall activity on a decline...let's stay tuned!

The "flood" of foreclosed homes expected for years now has not materialized....there is some speculation that the new states deal with banks will bring some foreclosed homes to market now but we will have to see. In every neighborhood we see homes that have been vacated and that the neighbors know are now bank owned but it takes many months to see those houses go to market...the reason has been the complicated and costly legal process involved. The new deal with lenders and some individual states will streamline the process and make is more cost effective to just get those houses on the market and get them sold. As a Realtor, my opinion...get me on the market we will sel them fast!!!!

The Fed kicks around some ideas to boost growth in the housing market...some good, some not so good, a must read!
OK, I do think they should broaden terms of refinance. There is a provision that passed for 125% refinances but lenders have not yet figured out to implement. One idea that I think will absolutely kill the market and banks is to have banks become property managers and rent out the foreclosed homes. Banks are only in the business of lending money to make money, that is their business plan period. If they take on a different segment of the housing business, that is like McDonalds now offering spaghetti on their menu (they actually tried it in some markets and needless to say it bombed).
This is a Washington issue for us to keep watching as some of these bad ideas could have seriously negative consequences. What are you concerned about?

Used to be that you had to wait 90 days to buy when a home was purchased and then immediately offered for sale again, however FHA is going to waive that time period which will make many properties a good fit for first time buyers. Typically flippers purchase homes, clean them up and still offer to sell them at a great value...

Know risks if forgoing your inspection contingency...better yet, don't do it!
In a competitive market, buyers may compete against other buyers willing to give up their inspection rights...it is an extremely vulnerable position if you purchase without those rights. You are entering into one of the largest investments of your life without full knowledge. As a professional, I have NEVER written an offer waiving those rights for my client., because it puts their good faith deposit at risk almost immediately!
